The property consists of two main buildings (400m2 and 200m2) dating back to 1960, when it was a typical Marchigiano family farmhouse.
The larger main building has been completely restored and houses the B&B rooms, camping bathrooms, utility rooms and a ground floor apartment where the current owners live.
The first floor has four tastefully decorated double bedrooms; each with a private bathroom. The communal breakfast room is pleasant with a lovely view over the land and the original fireplace. There are two holiday (family) apartments, each with a kitchenette and a dining room.
The 200sq meter building has been partially restored and has been converted into a kitchen, a terrace, a bathroom, a storage room and a farm shop. The kitchen and terrace are currently used for wine and olive oil tastings, etc. The rest of the building is currently used for storage and a workshop, but could be transformed into a large house with plenty of space left over for storage and the workshop! On the premises, there is another storage shed of approx. 60m2 which can be rebuilt into housing.
Land and surroundings
The property is surrounded by a beautifully landscaped garden. There is a restored wood burning pizza oven and many old artifacts. All the business permits are in order!
The land, approximately 2,3 hectares is on a south facing hill with beautiful panoramic views of the surrounding hills, villages, and mountains. The location is very peaceful and quiet with no busy main roads nearby. It is only 3 km. to the nearest village which has a grocery store, bank, bakery, butcher, post office, doctor, bars, petrol station, mechanic, etc. The village, Carassai, is a typical charming small medieval village with panoramic views and a communal park.
The property is 20 minutes to the beach and 40 minutes to the mountains, the protected Sibillini National Park.
On the land surrounding the buildings are flower gardens, a herb garden, a shade garden, circa 30 old olive trees and circa 1000m vineyard, producing about 500 liters of white wine (Trebbiano). About 100 olive trees are located on another piece of land nearby.
Half of the lavender field is currently being prepared to plant new lavender, but could also be prepared to build a swimming pool.
When the lavender field is full the yearly harvest produces about 50 liters of lavender essential oil and about 250 liters of hydrosol.
The mini-camping has 14-17 comfortable camp pitches, all very private due to the positioning and planting of hedges. Most are shady due to big trees and boast a great view. There is a restored 70’s vintage caravan on one of the pitches, and a very large new Emperor Bell Tent, both of which are rented out as “glamping” holidays.Many of the guests have referred to the campsite as “Camping in a garden”.
